Work Schedule: Hybrid, 40 hours per week
•Set up and maintain tenant leases, new tenant setups, create/maintain tenant charges in MRI.
•Analyze/process monthly recurring rents
•Analyze/process non-recurring payments for rent, real estate taxes, CPI escalations and all othercharges associated with the leased property portfolio
•Review and analyze Rent Roll, Issue monthly statements, record and deposit tenant and non-tenant payments
•Prepare, process, and distribute communications with Commercial Tenants as it related tomonthly rent statements, late notices, CAM/Tax/Insurance reconciliations, Percentage rent, andgross sales reporting
•Review recovery clauses, calculate actual recover expenses for each tenant and review caps,base years’, and non-standard exclusions
•Preparation and billing of yearly CAM, Tax, and Insurance reconciliations
•Review and analyze Tenant CAM/Tax/Insurance disputes
•Maintaining lease abstracts and managing all new tenants’ setup, renewals, and amendments
•Work with Property Managers and the Accounting staff to answer questions relating to tenantcharges, lease expiration dates, lease renewals, new tenant set ups and status of securitydeposits
•Review and approve lease abstracts to ensure accuracy and conformity to lease terms
•Analyze and calculate CAM/Tax/Insurance and prepare budget sheets for new tenants
•Responsible for collections and accounts receivable management of all Tenants
•Assist with ad hoc projects as assigned by upper management
Requirements
•Excellent communication skills – both verbal and written
•Must be extremely organized and be able to work under pressure in a fast-paced environment
•Bookkeeping, Bill Payment, Accounts Payable, Accounts Receivable highly desirable; in a realestate environment
•Must be proficient in Microsoft Office with emphasis on strong Excel skills
•High attention to detail, and the ability to review, analyze and present a resolution
•Professional demeanor, ability to interact with tenants, prospective tenants, contractors, andexecutive level professionals
•Ability to work independently and as part of a team
•MRI required
Physical Requirements
•Involves work of a general office nature; typically includes extended periods of sitting and/oroperation of a computer for up to 8 hours a day
•May involve periods of standing, such as operating at a copier/scanner /fax
•Ability to speak clearly so others can understand you
•Ability to read and understand information and ideas presented orally and in writing
The qualified candidate should be a team player who can work autonomously. This position requires excellent communications skills as the candidate will interact daily with tenants.
